How to Market Commercial Real Estate

Marketing commercial real estate has rapidly changed since 2000. More than ever, owning media and having a digital marketing strategy is essential for success in commercial real estate. Business owners and commercial investors are using digital media as a way to find, educate, and compare commercial properties.

Google Ads for Commercial Real Estate

Commercial investors and business owners are using Google to find properties and commercial agents in their area. Google Ads are one of the first things that come up when you search for a keywords related to commercial properties. Below is a screenshot showing the result for “commercial real estate agent denver”.

The first four results are all ads so if you want to be one of the first results that peopel see you need to be bidding on Google Ads. What’s great about commercial real estate though, is that you have residential agents who don’t know what they’re doing bidding on commercial keywords. Notice above that no one is a commercial agency.

But doing exact match keywords for commercial related keywords, and including the word commercial in you ad copy will dramatically reduce your CPC cost and get buyer ready traffic to your site.

Below is a short list of generic keywords to target for your campaigns.

  • commercial real estate [your city]
  • commercial buildings for sale [your city]
  • retail space for sale [your city]
  • commercial property for lease [your city]

Google Maps for Commercial Real Estate

The next thing that comes up on page when you search commercial related keywords is the Google Map Pack. The Map Pack is triggered by keywords Google categorizes as being geography related, has only three results and all the data is stored on Google servers. Below is a screenshot of the map pack for the query “commercial real estate agent denver”.

To optimize this listing you’ll need to go to Google My Business and login to your location account. If you haven’t claimed your location already, you’ll need to do that.

To optimize the listing:

  1. Put the world electrician and the area of you service in the title
  2. Add keywords related to services you offer to your business description
  3. Make sure your name, phone number and address are consistent across the web
  4. Add photos
  5. Get reviews

You can then track the growth of your profile by using Google Studio to graph your impression data. Below is a screenshot of my commercial agent client’s Google Maps listing  after we optimized his listing.

The red circle is when we optimized their profile and as the graph shows, we more than 3x their monthly impressions in less that 90 days. The best part, they aren’t ranking in the map pack so there is still opportunity for growth.

When you rank in the Map Pack it increases impressions, calls and traffic to your website. Ever commercial brokerage should have this on their digital marketing strategy.
